What we collect
- People looking for a place: LINE display name and user ID, the messages you send us, and what you tell us (area, budget, bedrooms, phone, email).
- Owners and agents: name, business contact details (email, phone, LINE ID), our correspondence, property details, and where we obtained the contact (e.g. your company website or the form on this site).
Purposes and legal basis
- Answering enquiries, matching places and arranging viewings — steps taken at your request before a contract.
- Contacting owners and agencies about properties or partnerships — legitimate interests.
- Advertising a property on our website, Instagram and Facebook — consent of the owner or agent.
- Keeping an opt-out record — legal obligation.
Recipients and processors
- Service providers processing data on our behalf: Supabase (database, Singapore), Vercel (website hosting), Resend (email), LY Corporation (LINE), Meta (WhatsApp, when used), Hetzner (AI processing server, Germany).
- Some data may therefore be transferred abroad; these providers apply appropriate safeguards. We do not sell personal data.
Retention
- Enquiries and conversations: 24 months after the last contact.
- Owner and agency contacts: 24 months after the last contact, or for the duration of a partnership.
- Transaction records: as required by accounting law.
- Opt-out list: only the minimum data, for as long as needed not to contact you again.
Your rights
- Access and copy, correction, deletion, restriction, portability, objection, and withdrawal of consent.

- You may complain to Thailand's Personal Data Protection Committee (PDPC).
